These are the Terms and Conditions of South of the Border Properties, hereby referred
to as “The Company”. All advertisements are subject to The Company’s approval. Advertiser
will allow The Company to alter invoices and payment plans due to oral and written
changes. Advertiser will not hold The Company responsible due to matters beyond
The Company’s control. The Company reserves the right to reject or cancel any advertisement
whose content seems unsuitable for promotion at any time, for any reason, without
liability, even if previously acknowledged or accepted. Advertisers have the ability
to change listing pictures and text anytime, subject to review by The Company prior
to acceptance. All picture files should be submitted in a JPEG format. Files should
conform to The Company’s guidelines and total area density should not exceed 300%.
Photographic ad materials should not have any websites or advertisements embedded
within or on top of the image. Accepted formats are JPEG, PNG, GIF, and TIFF. All
four color scans must be 300 ppi in CMYK. Accepted graphic formats are TIFF, EPS,
and JPEG. Charges will be added for images requiring conversion to a different format.
Advertisers may submit ad materials on CD-ROM or ZIP Disk. Real Estate Referral
Fee is based upon the commission percentage received from any transaction that occurred
due to a buyer visiting The Company’s website prior to purchasing a property. This
transaction fee will be paid from either the selling agent/Advertisers side or the
buyers agent/Advertisers side of the transaction depending upon which side of the
transaction the agent/Advertiser is on. If the agent/Advertiser is on both sides
of the transaction the Real Estate Referral Fee will be a one time fee. Advertiser
will be required to install analytics code to the website(s) listed in their property
advertisement(s) for tracking purposes prior to membership and advertisement(s)
being accepted. Nationwide print advertising exposure is based upon if the property
listing is deemed appropriate for print publication by The Company. Single Agent
Listing© Feature is a unique feature that allows Premium Members to be the only
listing agent of a particular property. The first Advertiser to post the listing
will have listing priority without limitation on listings as long as the Advertiser
remains the first listing agent. Listing priority is based upon date and time submitted,
Mountain Time (MST). There are no website listings allowed in any text field except
the URL field. URL hyperlinks will be automatically masked by the website. For Sale
by Owner classified advertisements are allowed one (1) listing for each monthly
fee and are not allowed to enter URL hyperlinks. International Item advertisements
may include a URL hyperlink. All classified advertisements are subject to review.
Banner advertisements should be submitted in a .GIF format and should be 728 x 90
in size. Charges will be added for images requiring resizing or conversion to a
different format. There are no limitations on banner advertisement impressions and
banners will rotate 24 hours a day, 7 days a week as long as the Advertiser’s account
is current. Premium Members are only allowed one (1) banner advertisement unless
otherwise agreed upon in writing. Member agrees to automatic recurring monthly charges
unless subscription is cancelled. No subscription fees will be returned if member
cancels before the end of the membership period. Electronic files not currently
posted on the website are stored for one year only. Prices are subject to change
without notice. Submission of any advertisement or space reservation shall constitute
acceptance of these terms and conditions. The Company reserves the right to change
these terms and conditions at any time, for any reason.
